    Job Description:

    Facilities Manager/ Facilities Officer in the HKU Tech Landmark (Ref.: 536734) (to commence as soon as possible, on a two-year fixed-term basis with contract-end gratuity and University contribution to a retirement benefits scheme, totalling up to 10% of basic salary, with the possibility of renewal subject to funding availability and satisfactory performance)


    Requirements

    Applicants should possess a Bachelor’s degree in Building Services, Facilities Management, Mechanical Engineering or a related field with at least 5 years of full-time work experience in building operation, facility maintenance and property management. Applicants with Registered Electrical Worker Grade A/B (EMAF) or PMP Tier 1/Tier 2 Licence (Property Management Practitioner, PMSA) are at an absolute advantage. They should have a professional practical command of:

    (i) central air conditioning, ventilation and mechanical ventilation systems operation, inspection and routine maintenance;

    (ii) water supply, drainage, plumbing system monitoring, defect handling and chemical waste drainage compliance management in accordance with Cap 358 Water Pollution Control Ordinance;

    (iii) daily cleaning service supervision, cleaning vendor coordination and hygiene standard control for office and laboratory;

    (iv) full-cycle furniture, fixture and equipment inventory management, regular stocktaking, replacement arrangement and asset record keeping;

    (v) routine building utility inspection, minor renovation coordination, emergency breakdown response and maintenance contractor supervision; Familiarity with building automation control systems, HVAC monitoring platforms and asset management software will be an absolute advantage; holders of relevant professional qualifications such as BEAM Professional, HVAC Technician Certificate or Property Management Practitioner Certificate would be a definite plus.

    Applicants should have strong communication and interpersonal skills to work effectively with internal researchers, administrative colleagues, external contractors, suppliers and government departments; the ability to take on ad hoc facility improvement projects, prioritise multiple concurrent maintenance tasks under tight schedules; and a good command of both spoken and written English and Chinese. Those with lower qualifications and/or less experience may be considered for appointment as Facilities Officer.


    Main Duties and Responsibilities

    The appointee will oversee the full-cycle daily facility operation and building management of the entire research centre premises. He/she will conduct regular inspections, preventive maintenance arrangements, and emergency troubleshooting for central air-conditioning, ventilation, water supply and drainage systems to sustain safe and stable operation of laboratory and office zones.

    The appointee will supervise the cleaning teams, formulate cleaning schedules, monitor hygiene standards and handle cleaning-related complaints. He/she will establish and update complete furniture, fixture and facility asset inventory records, conduct periodic stocktaking, coordinate repair, replacement and procurement of damaged furniture and fittings.

    The appointee will liaise closely with all maintenance contractors, supervise on-site repair work, verify service quality, and manage maintenance records. Provide comprehensive professional facility management advice for the centre's renovation, space rearrangement, and the setup of a new research lab.
